IDMM reinvent the neighborhood living facility, borrowing principles from hotels and stairs from ziggurats and paddy fields.
근린생활시설이란 주택가나 그 인근에 위치하여 주민 일상생활에 도움을 주는 시설물을 말한다. 하지만 극도로 자본주의화 된 현대 도시에서 근린생활시설은 본래의 목적을 잃어버린 듯하다. 이용자의 편익보다 소유자의 수익 창출에 더 큰 비중을 두고 있으며, 이러한 현상은 소위 임대건축물이 근린생활시설의 전형으로 자리 잡는 주객전도된 결과를 낳았다.
다시 처음으로 돌아가 보자. 근린생활시설은 도시민들이 먹고 자고 노는 공간이다. 그런 의미에서 호텔은 근린생활시설의 본래 목적은 벗어나지 않으면서도, 그러한 행위를 지원함으로써 높은 수익을 낸다. 행위의 본질은 동일하나 근사한 포장 덕분인지 사람들은 호텔을 즐기기 위해 비싼 값을 기꺼이 지불한다.
만약 도시의 수많은 근린생활시설에 근사한 호텔의 지위를 쥐여주고, 그에 걸맞은 새로운 건축 원리를 찾으라 한다면, 자본가와 건축가는 무엇을 고민해야 할까.
A new form of neighborhood living facility
The rental economy has been a key component of urbanization since its early days. Neighborhood living facilities continue to expand the size of cities, bringing in financial revenue for landlords and developers, in a capitalist model. However, within many Korean cities, it is difficult to identify any singularity of form or uniqueness within such developments; is it possible to find a new architectural principle for neighborhood living facilities in Korea?

청주 시내에 위치한 F.S.ONE은 그 고민의 결과물이다. 카페와 레스토랑 등이 입점한 건물은 용도상으로는 평범한 근린생활시설이지만, 작동 원리는 호텔에 가깝다. 다만 일반적인 호텔이 안락하고 고급스러운 공간을 매개로 먹고 놀고 쉬는 행위를 끌어낸다면, 이곳에서는 계단이 그 역할을 대신할 뿐이다.
건물 전면에 적극적으로 모습을 드러낸 외부 계단은 상당히 거대하다. 단순한 수직 이동 동선, 그 이상의 존재임은 분명하나, 그렇다고 고대 지구라트의 계단처럼 초월적인 지위가 부여되지는 않는다. F.S.ONE의 계단은 놀이터이자 광장이고, 각자의 시선으로 도시 풍경을 담아내는 관람석이며 누구라도 머물 수 있는 열린 플로어다.
Neighborhood living facility vs hotel
Legally, a neighborhood living facility is defined as a convenient service for residents, providing places to sleep, eat and play. In one respect, a hotel could be understood as a giant neighborhood living facility, but one which provides costly accommodation and dining services. A key difference between the two is that hotel guests are prepared to pay extra for high-end services and reputation. What would happen if, within cities, neighborhood living facilities adopted a similar ethos to hotels? Perhaps a developer, investor or architect could consider looking to the hotel model as a paradigm for such a facility.
건물 전면에 서면, 길이도 폭도 다른 네 개의 매스가 각기 다른 위치에 돌출된 모습을 보게 된다.
그중 하단에 위치한 두 개의 매스는 상부에 계단을 이고 있다. 전면에서는 사각형 테두리만 보이지만, 측면에서는 전면에서 후면으로 높아지거나 낮아지는 매스의 전체적인 형태를 볼 수 있다.
상단에 위치한 나머지 두 매스는 필로티 구조로 띄워져 있다. 필로티 하부는 모든 이들에게 열린 공간이다. 매스가 돌출된 높이가 다르기 때문에, 똑같은 필로티 하부라 하더라도 공간감은 저마다 다르다. 이용객은 어디에나 자유롭게 걸터 앉아 각기 다른 방향으로 도시를 조망한다.
매스들이 만나는 중앙부에는 계단이 있는데, 다채로운 이벤트를 포용할 수 있게끔 넓은 폭을 자랑한다. 최상층 매스는 누구나 접근할 수 있는 계단 부분과는 다르게 독립적인 활용이 가능하다. 하지만 동시에 밑에 그늘을 만들어주어 계단을 이용하는 이들에게 볕을 피할 수 있는 쉼터를 제공한다.
Stair architecture
The program of F.S.ONE is like that of an open-air hotel, using the stair as a coupling medium. The stair could be understood as having various functions, such as another floor, a climbing device, a playground and a plaza. In F.S.ONE, people’s activities, such as eating, playing and taking a rest, take place on these stairs. Unlike a Babylonian ziggurat, which would allow people only to ascend and descend, taking in the view from one high podium, the setup of F.S.ONE also includes medium-height podiums under the piloti which people can also utilize, creating differing vantage points. From these podiums people are able to survey the steep rise and fall of the staircase, and the urban scene beyond, in the same way that a farmer might survey the terraces of a paddy field.
The stair-seats rise diversely, like the surface of an eroded rock, and at night, F.S.ONE carries a nostalgic atmosphere. The landlord’s accommodation on the top floor peels away from the stairs, the mass lifted away from the podium on pilotis. This provides shade and shelter from rain and snowy weather, like the gazebo tree of old Korean villages.
F.S.ONE은 호텔의 프로그램이 아닌, 그곳을 찾는 이용객의 마음을 염두에 두고 기존의 근린생활시설에서 찾기 어려웠던 공공성을 함께 담고자 하였다. 아울러 계단과 같은 공간을 통해 근린생활시설의 단편적인 건축 형태도 벗어나고자 하였다. 임대가 아닌 근린생활시설의 새로운 관점을 보여주는 이곳에서 우리는 도시 속 자연스러운 만남이 일어나는 ‘노천호텔’의 개념에 대해 생각해볼 수 있을 것이다.
Open-air hotel
F.S.ONE is a new kind of neighborhood living facility equipped with properties associated with hotels. It does not intend to mutate the program of a hotel, but instead pursues a freedom of program, which could not be gained by a formalized program, while benefitting from a hotel’s reputation and publicity. Consequently, the designers opted to call this new kind of architectural form an “open-air hotel”, in the hope that neighborhood living facilities can be reinvented as a new kind of architectural principle in the city.
