장지, 서울 컴팩트시티 국제설계공모
서울시 송파구 장지동의 버스 공영차고지와 그 일대가 공공주택과 생활형 SOC가 결합된 ‘컴팩트시티‘로 재탄생한다.
서울시는 지난해부터, 저밀도로 이용되고 있는 공공시설 부지를 복합 개발하여, 부족한 공공주택을 확보하고 도시공간을 재창조하는 ‘컴팩트시티’ 사업을 추진 중이다.
지난 11월 11일에는 서울 동쪽 끝에 위치한 두 개의 버스 공영차고지를 대상지로 선정하고, 대상지 특성에 기반한 다섯 가지 핵심 키워드를 밝히는 ‘장지·강일차고지 입체화 사업’을 발표한 바 있다.
그중 우선 시행할 ‘장지차고지’의 새로운 청사진을 마련하기 위한 공모가 열린다.
대상지 총면적은 약 38,000m2로, 차고지 조성 당시만 해도 주택이 비교적 적은 외곽 지역이었으나, 지금은 인근이 전부 개발되어 주택으로 둘러싸인 차고지가 된 아이러니한 땅이다.
공모 과제는 거주자들의 불안감을 야기하는 노후 차고지의 기능을 개선하고, 차고지 현대화를 통해 확보된 쾌적하고 안전한 장소에 1200세대의 행복주택과 8,000m2 규모의 생활형 SOC를 설치하는 것.
대상지 동쪽에 장지천이 흐르는 만큼, 인근의 녹지와 장지천으로 연결되는 그린네트워크를 조성하는 방안도 함께 제시되어야 한다.
기피 시설로 여겨졌던 버스차고지를 일상에 녹아드는 생활 인프라로 전환시킬 혁신적 아이디어들을 기다린다.

JangJi, Seoul Compact City International Design Competition
This competition is a part of ‘the innovative project for the complex urban space’ and ‘Supplying 80,000 public housing units plan’ by the city of Seoul.
The purpose of this competition is to obtain an innovative architectural design for the complex development for ‘modernization for the existing bus garage (enhance the functionality)’, ‘Regional amenity facilities’, and ‘public housing specialized for the youth and newly married couple’ using the ‘Jangji’ public bus site.
First of all, the modernization of the ‘Jangji’ public bus garage should be presented to develop a compact city related to the locational characteristic of the garage site and complex development, leading to develop as the innovative project by providing creative design and spatial program for the revitalizing underutilized urban space for introducing living SOC and providing public housing.
